Health Research Association commissioned Barrio Planners Incorporated to transform this seven-story structure, originally built in 1966 as a hotel, into a medical office complex. Located adjacent to the LAC+USC Medical Center in Los Angeles, this extensive 70,000 square foot renovation entailed demolishing the building back to its basic structure, adding on a new elevator tower, and seismically reinforcing the building with new caissons, concrete grade beams, and exterior steel X-bracing.

To meet the standards of medical office facilities, the project included new elevators, plumbing and HVAC, communications, fire/life safety and electrical systems. Interior improvements included Health Research Association corporate headquarters, medical office suites, lobby areas on seven floors, and a conference center and restaurant. Involved in the project from the beginning, Barrio Planners Incorporated provided early cost analysis, scheduling and value engineering services.
